What Does Delay Time Mean?

Delay time is a broad term encompassing the complexities of construction projects and contractors that lead to delays. Delays can be costly and are best avoided, but some circumstances such as unexpected terrain, machinery failure or lack of funds are unexpected and unavoidable.

Trenchless construction methods such as directional drilling, microtunneling and auger boring are carried out underground and are prone to encountering unforeseen subsurface conditions that can lead to delays.

A delay is a common issue faced in most construction projects and can be caused by the owner, contractor or an outside unavoidable source. Construction projects run on schedules agreed to by both the owner and contractor and also carry provisions for delay. However; overshooting the time limit can lead to wasted time and mounting costs including that for hired labor and machinery.

A delay on the part of the owner can be compensated to the contractor and a reasonable extension is given to the contractor to complete the project. If a contractor faces a delay situation, he can claim the 'extension of time' clause to gain time for completing the project by stating the reasons for doing so.
